Riviera Pebbles has evolved following the success of Nice Pebbles, a business we set up in 2006.
Our aim for Nice Pebbles was to shake up the holiday rental property in Nice. We did this by offering a boutique hotel service and hosting the apartments on a more informative and attractive web site that was a pleasure for the visitor to use.
We now receive over a hundred visitors a day to the site, and for half the year, the demand for our apartments outstrips supply. Many of our guests have booked a second trip to stay with us and a large proportion of our guests are now coming to us from a personal recommendation.
Both the Nice Pebbles web site and the Riviera Pebbles website have excellent positioning in the major search engines, including Google, and for half the year, the demand for our apartments outstrips supply.
We wanted to build on Nice Pebbles and so to help satisfy demand from owners and guests alike, we launched Riviera Pebbles in September 2007. Riviera Pebbles is essentially a place to offer your Riviera property for short-term rentals. However, it is more than just advertising since we monitor standards, offer managers for your area, and provide additional services to both owners and guests.
Our affiliate agents and we are here on the French Riviera on hand to help with all aspects of managing your property. We have a team of tradesmen to deal with problems as they arise.

To monitor our standards, all guests will be able to provide us feedback after their stay at an apartment. We are sure the owners of apartments on Riviera Pebbles will wholeheartedly welcome this. It will help maintain our standards across the board. Owners are asked to consider our terms and conditions and to note that should we receive complaints about an apartment listed on our web site (and in our absolute discretion the complaints are justified) then the apartment will be taken off the site.
There is an initial one-off fee to load up your listing with us for the first time. There is an annual fee. Prices depend on the area your property will be listed in. Nice carries a higher listing fee than, say, Biot. Please consult the full price list for more information.
Our fee is higher than that of our main competitors, but unlike our competitors, we impose a selection process, we balance supply and demand, and our site is so much more user friendly for the visitor. This will result in more guests and happier guests and will provide you a higher annual return.
We do not charge commission and we do not apply any other charges. Your enquiries come directly to you or your affiliated manager. This gives you complete control.

They will evaluate the property and recommend the furniture and overall look best suited for your project.
Sofa/Sofa bed - For two bedrooms plus, we would not recommend a sofa bed. This will only result in cramped surroundings for your guests. For one-bedroom apartments, a sofa bed is often desirable. Try to buy an expensive sofa bed that will look good on photographs. This will be well worth the extra expense. Consider corner sofas on longer thin lounges.
You need comfortable seating for as many people as the apartment can sleep. Properly seating four can take some careful planning if you have one bedroom and a sofa bed, but if you are advertising sleeping four, then you need sofas to comfortably seat four. One sofa and two hardback chairs or similar will lead to complaints.
Coffee table - Without a table guests will leave wine glasses on the floor that could result in spillages.
Lights/lamps - Soft lighting for reading is recommended for your guests’ comfort. Bear in mind that if you have a sofa bed, the sofa bed should have the facility to read from the bed, and some draw space near the bed for the person using the sofa bed is ideal. Check that the main lights are sufficient in the evening or buy lamps.
Dining table - For the kitchen or lounge, depending on apartment, you will need somewhere a dining table with seating for number of people the apartment is able to accommodate for sleeping, i.e., if it sleeps up to six, it needs table seats for six.
Do not underestimate the benefits of plenty of soft furnishings and final touches such as artwork, mirrors, cushions, and rugs.
Essential: wine glasses, tumblers, Brita water filter, corkscrew, bottle opener, tin opener, kitchen knives, cutlery, utensils, scissors, pans, baking tray, roasting tin, frying pan, saucepans, salt and pepper set, dinner plates, side plates, bowls, egg cups, mugs, kettle, coffee machine, chopping board, colander, tea towels.
Recommended: Toaster, juicer, champagne flutes, teapot, serving jug, cheese grater,
Ideal: microwave, scales, sieve, storage containers, measuring jug, potato peeler.
Essential: 2 pillows for each person, mattress and pillow protectors, bedside tables with drawers, bedroom reading lights, coat hangers, wardrobe space.
Recommended: cushions to decorate the beds, throws to sit on the bottom of the beds to dress the beds, mirror, pictures above the bed (these add interest to the photographs), hooks on back of doors

Check how dark the room is at night. Are the shutters/curtains sufficient or does the light come through? It is essential that your guests can sleep in a dark enough room.
Essential: mirror, soap dish, toothbrush holder, toilet roll holder, shelf or other space to put toiletries (ruins an apartment for a guest to put these on the floor), waste bin, towel rail, high-powered hairdryer, hooks on back of door, lock on door, bath mats.
Ideal: shaving mirror, linen/towel basket
If you have a glass shower screen, check the seal on it, floors can be very slippery if the seal is not great, and the shower water leaks onto the floor.
A washing machine is very desirable to guests. If nothing else, they appreciate being able to wash a beach towel in summer. A tumble dryer is also desirable as is a dishwasher.
Iron, ironing board, mop, and bucket, vacuum cleaner, supply of light bulbs for the various lights throughout the apartment.
Mop and bucket, sweeping brush, brush pan and brush, are all necessary items.
A doormat is useful.
Guests expect at least two sets of keys.
